About the role
Regional Property Services Inc. (RPSI) is seeking a Cleaner/Porter to ensure the cleanliness and maintenance of our buildings in the Springhurst Park area. Responsibilities include cleaning common areas, maintaining exterior cleanliness and curb appeal, taking care of amenities, assisting with or completing minor work orders, and supporting the management team during move-in and move-out processes. The goal is to promote a positive living environment for our residents.

Key Responsibilities:
Daily Cleaning:
  • Lobbies, amenity areas, and main office suite.
  • Weekly vacuuming of hallways.
  • As-needed carpet cleaning.
  • Ground floor common area glass, including windows and mirrors.
  • Routine freshening of rentable amenity areas; post-event inspection for damages/charges.
  • Exterior walks to pick up litter in parking areas, building exteriors, and outdoor amenities.

Suite Turnover:
Follow established checklists to ensure suites are ready for the next occupant, including but not limited to:
  • Remove items left behind by previous occupants.
  • Clean and sanitize all rooms and touchpoints.
  • Clean appliances inside and out.
  • Clean cabinetry inside and out.
  • Mop and clean flooring.
  • Clean window interiors and both interior and exterior balcony/patio entrances.
  • Clean baseboards and windowsills.
  • Address other general cleaning tasks as needed.

Other Tasks:
Support Building Technicians with light maintenance tasks, such as:
  • Move appliances.
  • Replace or update batteries and door locks.
  • Provide vendor access.
  • Handle minor work orders.

On weekends, provide move-in/move-out assistance to residents, including but not limited to:
For Move-Ins:
  • Receive resident transfer information from Leasing.
  • Initiate first contact with the new resident on behalf of Management.
  • Assist with any pre-move-in questions.
  • Offer a supplemental tour if requested.
  • Create and send a welcome letter.
  • Schedule elevator access for the move-in.
  • Meet the resident on move-in day to provide keys, offer a refresher tour, and complete the move-in walkthrough checklist.
For Move-Outs:
  • Receive and reply to the notice to vacate form.
  • Request 24-hour notice for walkthrough.
  • Perform an initial walkthrough, taking photos and documenting damages.
  • Coordinate elevator access for move-out day.

About you
  • Driver’s license and own transportation.
  • Experience in cleaning is as asset.
  • Attention to detail.
  • Self-motivated hard worker.
  • High level of communication skills.

Key Responsibilities:
  • Works with the property manager to manage accounts receivable for the property
  • Reconciles loans and mortgages to third-party loan statements.
  • Creates journal entries associated with key duties (includes amortization of deferred charges, application of rental deposits, straight line rent, capital asset amortization).
  • Mentors and shares knowledge with colleagues.

  • High degree of accuracy
  • Ability to meet tight timeline

  • Design improved reports for month-end processing
  • Unlock features in both ERPs to enhance efficiency
  • Streamline and optimize ERP systems for better performance
About You:
  • Mature, pleasant and professional demeanor
  • Ability to effectively prioritize and execute multiple tasks
  • Highly organized and ability to process large volumes of information
  • Manage changing and conflicting priorities
  • Proven ability to prioritize daily based on urgencies
  • 5+ years of finance or accounting experience
  • Exceptional capabilities in Microsoft Excel
  • SQL and VBA or similar is preferred
  • Post-secondary education or suitable professional training and experience
