We have many communities and home designs – and an amazing team to help you find the perfect home for your family. On our website, you can search by community where we have homes for sale and once you are in our community sections, you can sort our floor plans offered at that community by home type, number of bedrooms and bathrooms! We also have a dedicated sales team at every community and we invite you to visit us at our sales offices.

No, you aren’t required to have a mortgage preapproval to purchase a home, but having your financial plans in order is part of the homebuying process. It’s important to know your budget before you begin the house hunt. When you are ready to purchase, we will require your financial institution information and deposit cheques as part of the documents that accompany the Agreement of Purchase and Sale. If you are looking for a mortgage, we’ve partnered with RBC Royal Bank who offer solutions to help you move forward with your home purchase.

While it might not be exact, it will be pretty close! Our new home renderings are inspired by our architecture designs and plans for the homes. There could also be some differences depending on the exterior colours and interior finishes you select.

No. Once signed, your agreement is firm and binding. We believe that our team does an exceptional job in providing each potential client with all the information they require to make an informed buying decision. We would never be pushy or pressure you into purchasing a home, therefore when you sign your Agreement of Purchase and Sale it is our expectation that you will follow through with the contract.

Our sales team provides a detailed list of all additional costs a client should budget for upon closing. These costs include some of the following: land transfer tax, legal fees and adjustments, mortgage broker fees, Tarion Enrollment Fees, water meter and gas meter fees, top coat of driveway fee, property tax adjustments, etc. We also remind our home buyers to set aside part of their budget for their Design Studio appointment where they select their finishes and we have a helpful Wish List service to assist with selections and budgeting.

Your closing date will be found on the front page of your Agreement of Purchase and Sale.

Our award-winning Décor Studio team will contact you to set up a meeting. This is usually a few months prior to starting construction and several months after your initial purchase. Prior to coming in for your appointment we will email you a personal link to our online Wish List Portal where you will be able to browse many of the selections that will be made available to you.

For safety reasons, we do not permit access to the home while it's under construction but we do a Pre-Delivery Inspection (PDI) with our team when the house is ready for you to walk through.

On closing day, both the solicitors for either party along with the financial institution funding the mortgage will working together to achieve all the legal, mortgage, and municipal sign offs required. Once the home is registered in your name, the keys can be released. There are many factors at play on closing day, so we recommend scheduling your moving company for later in the day to ensure you have your keys. Additionally, consider having the appliance delivery or any other deliveries and/or works scheduled for the day after closing.

Your new home warranty is provided by Tarion. Upon completion of the Pre-Delivery Inspection (PDI), about 5 to 10 days prior to possession, we will strive to complete most items on your list prior to your occupancy of the home.

Thereafter, the warranty through Tario will help you navigate how to have anything in your home looked after. There is a 30-day form which will be made available to you through Tarion's MyHome Portal, for you to add any additional items you may notice while your living in the homes. Tarion rules state that a builder has 120 days to complete the items on either list. The final opportunity to conclude additional repairs is known as the Year End List, which you may submit 12 months after possession.
